Fraudulent Real Estate Practice by Skyline Builder, Ernakulam, Kerala

This is regarding the quality of flats at the River Scape Project in Aluva, Kochi constructed by Skyline Builders in Kerala.We signed up the contract for this flat two years back in USA. In their brochures they claimed the apartment complex as a luxury apartment, but the entire project has no luxury inside the flat. The entire tile work is zig zag with non matching tiles. The plumbing fixtures are of sub standard. The constructed the ceiling in such a way that Geyser cannot be installed vertically. They are insisting flat owner to buy horizontal geysers forcing then to incur additional cost. Moreover they are now claiming that the space provided is for horizontal geysers only which was not disclosed in the brochure or in the contract we signed. The pictures shown the brochure was totally different from what it came out after construction. The flooring was done without any quality checks so that the tiles were displaced after a few days of stay. The tiles used inside the house and outside the lobbys were of really low quality. The plumbing work is so poor with low quality materials, and all the joints are leaking in almost every bathrooms and kitchen.

Fraudulent practice by Purvankara Builders charged Premium of Rs.600 per sqft and not completed as per agreements.

I purchased a flat at Purva Riviera clearly paying a premium Rs.600 per sqft on top of the basic price of the appartment in 2006.
After taking possession we are still to have the water body view (even as ondate January 18 2010 ) for which we paid Rs.600 per sqft tantamounting to Rs 7 lacs.

We followed up with the builders including high ranking officials like VP Sales (Ms.Naina and Director Mr.Girish Puravankara) and countless mails sent to the Builders office.

When met at the office as well as at the site verbally the builders offered full refund of the premium should in case the builders falter on the commitment of the execution of the water body for which the above foresaid flat RC 004 was purchased.

Till ondate there is no refund or even completion of the water body for which the premium has been charged.

Need best efforts in settlement and hence this complaint that it reaches the right authorities and due attention is accorded to fix or refund as this is clear case of cheating and fraudulent practices by the Builder who claims to be ISO certified and also KOAPA member.

We have been interacting with Mr Sumit ;9899863282 Presently an Employee of Odeon Builders , N49 Connaught place , new delhi (headed by Mr Parul Singhal; ) who were Part of the Society for the Latest Updates but there has been assurances that construction activity shall start in next six months but nothing has happened till date . It has been Six and half years when we have invested money considering the house shall be alloted in coming few years . Neither any activity has started , nor the status is confirmed yet and when we ask for refund no body is ready to answer the same, When we try to Meet Mr Parul He is not reachable or not responding , I am staying on rent with a hope that one fine day construction shall start and me and my parents shall stay in our own house. We shall like to know the status of society whether it exists / we ll get our money back / Members of Society / Allotment status

Nitesh Estates is a big developer firm which has nice architectural designed houses. But being contributing to some part of the company we feel that now a days people with lesser experience and knowledge are joing the company and bringing their old colleagues who does not know abcd of work. Also, in recent times they harass the contractors if not bribed them . Reallly it is pity bot if these things kept aside, their houses were just wonderful. In future ???

BUILDING IS SEALED BUT BUILDER WITH THE HELP OF MCD GOT ILLEGAL ENTRY.

13/18, EAST PATEL NAGAR, NEW DELHI - 110008 IS SEALED IN MCD PAPERS, BUT THE BUILDER MANUPLATED AND GOT PEOPLE TO ENTER THE BUILDING ILLEGALLY. HE IS HARASSING OTHER OWNERS OF THE BUILDING BY NOT GIVING THEM THE POCESSION WHICH WOULD HAVE BEEN GIVEN LONG AGO. HE IS ALSO NOT INTERESTED IN MAKING THE CHANGES IN BUILDING PLAN & GET THE SEAL OPENED.

As per due diligence held with Mr Saurabh (CEO of the Tarunika Gaur Housing Constructions Ltd.) in the month of March to April 2007, I have booked the Flat No. 0411 on Xth & XIth floor as per specifications of the Flat contained in the brochures (Copy enclosed) forming the part of agreement entered into between me and your company on 07.05.2007.
2. As per specifications of the brochures forming the part of agreement, the said Flat admeasuring 4206 sq.ft booked in the category of “Super Luxury”.
3. As per terms of payment of the basic cost of the Flat @ Rs.2100/- per sq.ft. total amounting to Rs.88, 32, 600/- (Rupees Eighty Eight Lacs Thirty Two Thousand Six Hundred Only), the payment was to be made as per following ;
On booking 25% Rs.22, 08, 150/-
After Thirty Days of booking 35% Rs.30, 91, 410/-
After 60 days of booking 25% Rs.22, 08, 150
On possession 15% Rs.13, 24, 890/-

ILLIGAL CONSTRUCTION

I M A RESTIDENT OF TUGHLAKABAD EXTN GALI NO. 13 AND IN OUR AREA THERE IS RZ- 80/13 WHERE BUILDER IS CONSTRUCTING 5TH FLOOR WHICH IS NOT SAFE FOR NEIGHBOURS AND THIS BUILDER IS CREATING SO MUCH PROBLIEM TO RESIDENT BY PUTING BUILDING MATERIAL AND BLOCK THE ROAD AND EVEN DRAINING LINE ARE ALSO BLOCK BY THIS. AND MOST OF ALL OUR DELHI POLICE DOING NOTHING TO STOP THIS CONSTRUTION ACCORDING TO THEM THIS IS NOT THERE DUTY TO STOP THIS ILLIGAL CONSTRUCTION. SO I CAME HERE TO COMPLAINT. NItesh Estates Not Refunding the Flat booking Amount

I have booked aflat in Nitesh Forest Hills Project at Bangalore. After few months, due to some reasons, the builder has stopped the construction of the block in which I have booked my flat. Then they have promissed to refund the boking amount within six month. Now even after siven months, not a single penny is returned. The most unfortunate thing is that now none of their executive willing to give a proper reply to the quiries. Even th head customer care executive (Gretta) refuces to speack. The companies response now is highly suspecious.

While checking other similar web sites I came accross few of similar people awaiting refund from this builder. Trying to contact each one of them now.

Problems in the newly construction house.

I Mariam Khan owner of Flat no-4, Pride Platinum, Bhagyoday nagar, Kondhwa Khurd, Pune- 411048, want to bring to your notice about below mention problems which was discussed with you on 22nd Feb 2009, but since then no improvement or single work completed by you.

1) Leakage work at Kitchen & hall is still pending.
2) Rain Water for our flat is not properly done.
3) The Rain water of other flats above us are directly hitting our infrastructure, which has damaged our furniture.
4) We have paid society amount at the time of agreement but the same has not been formed.
5) Completion certificate has not been provided.
6) The Toilet room adjacent to our bedroom next to parking at backside has not been covered.
7) The flooring tiles was suppose to change by your worker which was kept in our house is still pending.
8) The place for security guard has not been provided in the premises.
9) The Name Board is not provided to the society; hence the important documents are not reaching to us in time.
10) The Drainage facility at parking is not fully covered.
11) Dissolution of Partnership copy is not been provided to either of member of Society.

How can I get refund of 5% margin money paid toward a flat?

Dear Sir,
I wish to withdraw the proposal to acquire the 2 BHK property (of Lodha Builders) admeasuring 1,026 square feet in Thane, for which I have already paid 5% (Rs. 1,62,057) towards margin money due to the following extraordinary circumstances. I have paid 5% margin money (inclusive of booking amount). Please let me know how can I get refund of 5% margin money paid toward a flat due to the following extraordinary reasons?
1. I am not going to get as much increment as he was assured earlier, as part of cost-cutting measures.
2. My salary and perks are subject to downward revision (may be w.e.f. April 01, 2009), if the situation does not improve.
3. I was supposed to get some money amounting to more than Rs. 2 lakh as my share towards selling his parental properties in his home state. But due to some reason or the other, the deal could not be materialized, and there is least chance that it would take place in near future.
4. I won’t get annual bonus amounting to more than Rs. 1 lakh, and leave encashment to the tune of Rs. 50,000 this year.
5. My wife is not going to receive the usual annual bonus and expected annual increment this year.

Quality of Raksha/Anriya Builders, Bangalore

This is regarding the quality of flats constructed by Raksha Group in Bangalore, they use the trade name Anriya. My friend had owned a 2BHK apartment in one of their project (Anriya GreinBerg) and he wanted me to post this complaint after asked me to visit his house. The builder had charged him little more than the market rate and quality of construction is way too low. In their brochures they claimed the apartment complex is full of Greeneries(thats the name GreinBerg stood for) but the entire project had little less than 10% of open space. And each block in the apartment was so close and face to face, virtually ruling out any privacy for the inmates. The pictures shown the brochure was totally different from what it came out after construction. The flooring was done without any quality checks so that the tiles were displaced after a few months stay. There was visible gaps beside the doors and windows which showed really low quality cement being used or absence of quality checks again. The tiles used inside the house and outside the lobbys were of really low quality.

Flat registeration money is not being returned

I booked a flat with Rao & Rao construction in Visakhapatnam, which is owned by Mr. Jagannath Rao. it is already over 5 months and i did not get the loan as well as the flat. After this much of time when i am asking him to return my money, he simply does not pick up my phone. I stay in Hyderabad and i don't know how to contact him. His executives are picking up the phone and they never give satisfactory answers. They are not going on extending the schedule. I am in need of money now. I don't know whether this website can help me to get the my money ASAP or not.

Flat Booking

I applied for a Flat in Parsvnath new project in Sonipat. I have been contacted by a Sales Executive of Parsvnath for launch of new project. I met him and filled a form for booking with payment of %5 by cheque. I told him that you first check my Loan Eligibility with bank and if I am eligible for 85% of loan than only you book my flat.

He confirm me that he has checked with bank and as per your income you are eligible for 85% of amount loan but when I checked with the bank they are giving me 60% loan amount only. This sales executive has booked the flat and my 5% amount has credited in Parsvnath's account.

Now, I inform this executive that my application for 85% of Amount has been rejected by the bank & I am not in a position to give this amount so please cancel this booking and refund my amount. He told me that as per the company policy they can't refund this amount and this will be lapsed. I don't know what to do with this company to refund my amount back. Should I go to Consumer Court. please advise.

No Lift by Ittina

I stay in Ittina Neela .
There is no lift installed after taking possession around 2 yrs . They are delaying it and around 7.5 lakhs are not paid by them to OTIS bcos of that OTIS people are not installing lift . We dont know who can help us .
